Crotto Letizia - Tivano. A gorgeous top floor apartment in a modern yet characterful Villa , perched above the pretty village of Argegno with stunning views of Lake Como.

From the pretty Lakeside Village of Argegno you wind your way up to an elevated terraced section in the hillside overlooking Lake Como and the village itself. From this vantage point you can really appreciate the natural beauty of the hills, mountains, and Lake.

Crotto Letizia is situated off the road and along a private driveway. It is made up of a 16th century Crotto, a stone vaulted structure, and a modern Villa built in a traditional style of stone and wood.

Crotto Letizia features 3 independent apartments, shared gardens, and a truly gorgeous private bar and Cantina for the exclusive use of the residents of the Villa.

Along a small country lane you reach the driveway of Crotto Letizia. The lane is quite steep so you may prefer to park you car 50 metres away in a small shared carpark, or if more confident you can use the private carpark with electric gates.

The surrounding area is a combination of rustic houses, large villas and mountain and lake views.

On entering Crotto Letizia, a few steps bring you to apartment “Tivano” with its large private terrace. The views are nothing short of magnificent, with views along the lake to the North and across the mountains to the West. The terrace is equipped with everything you need to dine and relax outside.

Through large French doors you enter the open living space which has a lounge area with Sofa, two sets of French windows with balconets, a fully equipped kitchen and dining area.

The floors are in Italian ceramics and the ceiling is a vaulted wooden construction typical of the region. It is both light and airy, yet comfortable and cosy. In the summer months the inside and outside spaces become one. In winter the living space is warm and inviting.

From the living space there is a large bathroom with shower and bidet. It has high vaulted wooden ceilings and is fully tiled.

Again from the living space, you enter the bedroom with its good sized double bed and wardrobe.

Back outside guests can use the shared gardens that feature large wooden benches and a fabulous open grill BBQ. It is lit and is a great area to meet other guests.

Due to its elevated position you will encounter hairpin bends, the roads are of excellent quality and should be easily navigated by an average driver. The private driveway unmade and may be considered steep by some.

Out and about.

Being just 5 minutes (on the way down, on the way up allow a bit more time!) from the gorgeous cliff side town of argegno you have no need for a car if that is your preference. The walk down to the village is easy, but bear in mind the elevated position will require a little more energy on the way back up!

There is a marina to catch the ferry to anywhere on the lake and a bus stop too. Argegno has lovely bars, restaurants and shops where you sit by the lake and marina and soak up the ambience and sophistication of the Lake, or you can walk through the maze of quaint old Italian streets that twist and turn. Close by is the Pigra funicular railway that in a few minutes can take you high above the lake for some breathtaking views.

By ferry you are about 20 minutes from Bellagio, Varenna, Tremezzo, Menaggio and of course Como, so you rest assured that you will be able to take in the sights without setting foot on four wheels if that’s your choice.

A deposit of 25% is payable once we have confirmed your booking. This can be paid by Visa, Mastercard or Bank transfer. The balance is then payable one month before arrival, by Visa, Mastercard or Bank transfer. A modest charge is made by the owner for heating, it is metered and paid on departure. An average apartment will cost around 45 euro per week for heating in winter. A cash deposit to cover breakages will be collected/returned by the owner on arrival/departure. The amount will be confirmed in your arrival pack.
